OUR PROCESS IS AN EXCITING JOURNEY, FOR US AND OUR PARTNER-HOSTS

The key stages are outlined below. On average the process takes 12-15 months from planning stages to welcoming guests.

KEY STAGES

DISCOVERY STAGE – ARE WE A FIT?

We’re looking for for engaging and enthusiastic landowners with a minimum 1 acre of land which can be dedicated to glamping. It needs to offer something special – whether it’s a beautiful view or proximity to interesting attractions or events. What also really matters is that we’re both ambitious and motivated to develop an amazing glamping offering. We take time to review your application, talk to you and explore our fit.

PLANNING STAGES

If we’re a fit, our business development team will work closely with you to develop and agree on a clear plan. You’ll work with our architect to begin planning discussions. We’ll survey the feasibility of your site, start defining the layout and design and begin discussions regarding the required utilities.

IMPLEMENTATION STAGES

Now you’ll work with a dedicated project manager on the exciting part – building. From construction and site works to considering health and safety obligations. From getting our brilliant pods functioning on your site to having your offering graded and quality assured, we work alongside each other every step of the way.

PRE-LAUNCH & BUSINESS READINESS

You’ll begin this stage by working with us on branding and messaging – what’s special about you and your location. Once we have this feeling great, our channel manager will begin building your location’s presence online. Listings, booking systems, travel agents, training on IT systems, your handbook – the works. Photography and videography of your new location too.

IMPLEMENTATION STAGES

When your location is ready to launch, you simply need to think about hosting your guests on site. Our marketing and customer service teams handle the advertising and promotion of you and your location, and they take care of all the comms around bookings too. This said, you still have every opportunity to promote and upsell your offering further, if you like.

ONGOING OPERATIONS

We commit to our support package for 10 years. An important aspect of this are the financial services and support which we provide. This includes handling all payments and bank fees, producing regular statements and providing partners with monthly payments. Lastly, on an ongoing basis we also provide upkeep and maintenance of our pods as well as total loss insurance.

What sort of investment do I need to be prepared to make?

As a landowner, you cover the costs of planning and sitework, but by partnering with us we provide our 4 star pods with no upfront cost. That means that you can start your glamping site with as little as £60k, while we invest up to £250k.

Can you help with funding?

If you need to secure additional funding in order to complete your siteworks, we are able to help with this process.  We can work with you to produce a detailed business plan for you to present to any potential lender. As we already have a significant number of sites up and running and our business model is proven to work, the income is clearly demonstratable.  This means lenders are more comfortable about supporting our partners as opposed to individuals with no experience in this industry.

How long does it take before I could have a location open?

From first making contact with Further Space our partners take approximately 12 to 15 months before sites are open. On average it takes 2 months to sign an agreement with us, 3 months planning preparation, 3 to 6 months in planning, 4 months site works.

What other revenue sources are there?

Our most profitable sites make significant additional income from ‘non-accommodation revenue’. For most of our sites these are elements such as Fire Packs, BBQ Kits, Breakfast, etc. However, there is no limit to what you can offer customers. Bike hire, exclusive fishing rights, horse riding, yoga classes and family photoshoots are all being offered or considered by our current partners. We offer the customer the chance to purchase these items through our website when they book their pod. This is the best possible time to sell these additional packages. Importantly, although we process this payment for you, 100% of the revenue for additional sales comes directly to you. We take no fees or commission.  

Is Further Space a franchise?

In many ways Further Space is similar to a franchise. We offer partners access to business services, collective purchasing powers, have central advertising and marketing budgets and provide a strong brand. The main difference is that we empower our partners to put their own stamp onto their site, their pods and the way they welcome their guests. Sites are named by our partners, with their own branding. Each site is designed to reflect its location and its owners and as our partners provide the soft furnishings for their own pods there is also plenty of opportunity to influence their look and feel.
